Initially it was a two-bedroom apartment. Since both owners are designers, who work from home, a new layout has to follow a “living-working” concept.



The goal of this gut renovation was to create three isolated rooms: main bedroom and two small working studios. Each studio has custom made furniture for sleeping, as well as working tables and closets. Both can be used as a guest bedroom, if necessary.



Another task was to generate enough storage space for canvases and other artistic stuff.  It was also important to obtain a large enough living room adjusted to the kitchen and to one of the studios, so that all three areas could create one joint and commodious space.



The main aim of this project is a concept of effortless transformation. For example, a living room can easily be transformed into a dining room, while a working studio turns into a guest bedroom in no time. Storage areas are also convenient and useful. Three low level ceiling zones were created to get mezzanine storage that is accessible from each of the three rooms.



The living room moved from the middle part to the east side. Now it faces the main street with its two big windows. Main bedroom was relocated to the back west side, so that street noise won’t bother sleeping tenants. As a result, a living room gets a considerable amount of day light and better natural ventilation. Relocated kitchen similarly receives the same benefits.



Rising level fitted with technical aspects of the plumbing work for a relocated kitchen. Another benefit is the space underneath, which creates not only extra huge storage, but a sliding 7 feet dining table and two benches from one side, and pull-out twin bed from the other. Easily adjustable dining table can host two, four and even ten persons. Folding table and seats in the kitchen can be easily folded to expand the kitchens space, if required.



 



Архитектор Пётр Костёлов реализовал в апартаментах в Нью-Йорке принципиальное новое и оригинальное решение, в основе которого использованы трансформируемые деревянные конструкции - мебель. Раньше в квартире было две спальни, гостиная, ванная и кухня. Причем в том планировочном решении каждый объем был закрыт от других. Пётр Костёлов решил буквально «открыть помещение» и создал многофункциональные объемы. «Основная идея проекта — концепция легкого преобразования. Например, гостиная может быть легко преобразована в столовую, а кабинет — превратиться в гостевую спальню». Для реализации этой задумки использовались деревянные панели, чтобы поднять пол, нарастить стены и потолок в середине помещения. Центральная конструкция выступает как студия/спальня и содержит различные элементы мебели в полу и стенах, которые при необходимости выдвигаются в пространство. Хозяйскую спальню архитектор разместил на западной стороне, чтобы шум с улицы не причинял беспокойства. В результате гостиная обращена к главной улице и по этой причине получает много дневного света и хорошо вентилируется.
